Welcome to our Villa Luce Verde, a luxurious retreat situated in the tranquil village of Kirmenjak, a haven of peace and tranquility yet only a short drive from the bustling tourist center of Poreč and its beaches, located 10 km away. This villa is perfect for those seeking both relaxation and easy access to vibrant town life.
Villa Luce Verde is set on a spacious property of 950 sqm where guests can enjoy a beautifully landscaped garden complete with a large swimming pool, perfect for cooling off on sunny days. A covered terrace offers a dining area alongside an outdoor kitchen with a BBQ grill, ideal for enjoying meals in the fresh air and scenic surroundings.
Spanning 174 sqm across two elegantly designed and air-conditioned floors, this villa provides both comfort and style. The ground floor is designed with an open plan that includes a fully equipped kitchen, spaciuos dining room, and living room. These areas are adorned with large windows that not only bring in natural light but also provide an exit to the pool terrace, integrating indoor comfort with outdoor leisure. On the same floor is wellness area with indor hot tub and sauna and one cozy bedroom with double bed and private bathroom.
On the upper floor, you'll find three bedrooms; two are equipped with double beds, and one of these also provides access to a balcony. The third bedroom contains two single beds. Each bedroom includes its own en-suite bathroom and a TV.
On the property is private parking available for up to five vehicles, wich includes an Electric Vehicle charging station enhancing convenience for guests who prefer to travel with electric vehicles.
This villa is an excellent choice for families or groups seeking a blend of comfort, luxury, and proximity to tourist attractions while still enjoying the tranquility of a rural setting.

- Youth groups are accepted only after prior agreement with the agency. A youth group is defined as individuals aged 26 or younger. Payment and Cancellation
When booking, 30% of the total price must be paid, while the remaining 70% is due no later than 40 days before arrival. For cancellations 41 or more days before arrival, the deposit will be refunded, with a fee of €50 for administrative costs. Cancelling 40 to 31 days before arrival: the cancellation fee will be 50% of the total amount. Cancelling 30 days or less before arrival: the cancellation fee will be 100% of the total amount.

Just a few minutes drive away is the vibrant city of Poreč, where visitors can enjoy a variety of bars, restaurants, beaches, and cultural sites. Essentials such as the nearest grocery store and restaurant are located just 2 km away in the neighboring village of Zbandaj.
Payment and cancellation terms depend on the type of conditions for the selected accommodation (FLEXY41, STRICT60). Optionally, the guest can choose travel insurance.
The number of guests is limited to the number of people in your reservation. Parties or events are not permitted without prior permission. All properties are non-smoking. Pets are only allowed if stated in the description. Payments will be processed in accordance with the payment terms and conditions for each reservation. All prices include statutory VAT and residence tax. Payment methods: bank transfer and credit cards.
