OIB for apartments: Registration number becomes mandatory – what owners need to know
A new regulation is being introduced in the tourism sector in Croatia that will affect private accommodation providers. In the near future, a registration number linked to the owner’s personal identification number (OIB) will become mandatory when advertising apartments and holiday homes on online platforms.
This change is part of a European Union initiative to regulate the short-term rental market, aiming to increase transparency and make it easier to monitor legal accommodation providers.
What Does This Mean for Property Owners?
Here are the most important points currently known:
-
Every accommodation unit will receive its own registration number (apartment, studio, room, or holiday home).
-
This number will be a unique combination of letters and numbers, serving as an official identification code for the property.
-
Online platforms such as Airbnb, Booking.com, and Expedia will be required to verify this number before allowing a property to be listed.
If an accommodation unit does not have a valid registration number, the listing may not be published or could be removed from the platform. The primary goal of this measure is to prevent unregistered and illegal short-term rentals and ensure fair competition within the tourism sector.

What Should Property Owners Do Now?
At the moment, property owners do not need to take any immediate action, as the system is still being introduced and official guidelines are expected.
For now, the most important steps are:
-
Stay informed about upcoming rules and updates
-
Ensure that all accommodation units are properly registered and legally operating
